Balcony Waterproofing around Brisbane

The dominant balcony stock across inner Brisbane is low-rise brick walk-ups of the 1960s to 1980s and the apartment buildings that followed them. On the northside — New Farm, Clayfield, Nundah, Chermside — apartments run from 52% to 75% of occupied dwellings. On the southside they range wider, from 40.8% in Annerley to 87.0% in Kangaroo Point.

That spread is why one answer does not cover the city. Where apartments dominate, the survey plan decides who owns the balcony before anyone prices the work. Where houses hold their share — Annerley and Coorparoo both sit near 41% separate houses — Brisbane City Council's pre-1946 character overlay becomes the question instead.

Permits and Brisbane City Council rules

Two approval questions cover almost every balcony job in Brisbane, and which one applies depends on what you own rather than where you live. On strata property, Queensland Government guidance on building format plans states that where a balcony is included in a lot "the boundary of the lot is the face of the balcony", that a balcony outside those boundaries "would usually be the body corporate's responsibility", and that the body corporate remains responsible for "roofing membranes if the balcony provides protection to lots and common property below". On a house built during or before 1946, Brisbane City Council's Traditional building character overlay applies instead, and Council's position is that external extensions in that overlay will generally require planning approval. Independently of both, QBCC requires a waterproofing certificate — Form 43 or Form 12 depending on the circumstance — once waterproofing work exceeds $3,300.
