Cost

How much does balcony waterproofing cost in Brisbane?

This site publishes no price band for balcony waterproofing in Brisbane, and that is a deliberate decision rather than an omission. The one page-one Brisbane operator that publishes figures frames every one of them as a typical market cost rather than as its own rate, so quoting them back as a price would be describing somebody else's estimate as ours. A written scope after an inspection is the only number worth acting on.

What actually changes the price?

Scope depth first — a reseal, a new membrane and a full strip back to the slab are three different jobs. Then access, which on a tower can exceed the waterproofing itself. Then the number of details the membrane has to be dressed around: drains, upstands, thresholds and every balustrade fixing.

Process

Why does the water show up on the ceiling below and not on the balcony?

Because the ceiling is where the water exits, not where it entered. Water typically gets in at a grout line, a balustrade fixing or a drain flange, then runs along the fall of the slab until it finds an edge. Sealing the stain seals the wrong end of that path.

What does a waterproofer actually look at on an inspection?

The surface and its fall, the perimeter upstands where the floor meets the wall, the drain outlet and how the membrane is dressed into it, and every penetration through the surface — balustrade fixings especially. Moisture readings across the floor show how far water has already spread.

How quickly can someone get to me?

Is there a wrong time of year to do this in Brisbane?

Membranes need dry, prepared surfaces to cure properly, and Brisbane's rain is concentrated rather than spread evenly — Bureau of Meteorology long-term averages put annual rainfall at 1031.4 mm with 420.3 mm of it falling between December and February. That is roughly two-fifths of the year's water in one quarter, which is both the hardest quarter to schedule in and the one where failures surface.

Permits and approvals

Do I need approval before a balcony is rebuilt?

It depends on what you own. On a pre-1946 house inside Brisbane City Council's Traditional building character overlay, Council states owners "will generally need planning approval for external extensions". On strata property the first question is the survey plan rather than Council: Queensland Government guidance states that where a balcony is included in a lot, "the boundary of the lot is the face of the balcony", and that a balcony outside those boundaries "would usually be the body corporate's responsibility". Separately from both, QBCC requires a waterproofing certificate — Form 43 or Form 12 depending on the circumstance — once waterproofing work exceeds $3,300.
