Where we work

The service area is organised by side of the river because that is how the building stock is organised. Northside — New Farm, Clayfield, Nundah, Chermside — runs from riverfront apartments through interwar and post-war brick walk-ups to the newer medium-density around Chermside's renewal precinct. Southside — Kangaroo Point, West End, Coorparoo, Annerley — spans the peninsula's towers, West End's riverside terraces and planter boxes, and the near-even house-and-unit mix of Coorparoo and Annerley, where a pre-1946 character house can sit on the same street as a brick walk-up.

One council, two approval questions

Every suburb on this site sits inside Brisbane City Council, which makes the planning half of the question consistent across the whole service area. What is not consistent is which question applies. On a pre-1946 house inside Council's Traditional building character overlay, Council states owners "will generally need planning approval for external extensions". On strata property the question is not Council's at all — Queensland Government guidance puts the lot boundary at the face of the balcony and leaves the membrane protecting anything below with the body corporate. The 2021 Census figures on each suburb page show which of the two is likely to apply where you are.

How far the river actually matters

Northside and southside are a real division in this market rather than a figure of speech: the only Brisbane operator in our September 2026 market read that publishes location pages at all publishes exactly two, one for each side of the river, and the related searches on both money terms carry northside and southside as distinct queries.
