Brisbane City Council has Chermside Centre in a suburban renewal program, which means the density here is still increasing rather than settled. Newer buildings shift the common failure point away from an aged membrane and toward penetrations, thresholds and drainage that were detailed at construction and have never been inspected since.

On a newer building a leaking balcony is often still inside a builder's or a product warranty, and the sequence matters: establish whether the balcony is common property, then whether the defect is a warranty matter, before commissioning private work that may never have been yours to pay for. The townhouse share — 19.8%, the highest of any suburb on this site — is the part most often mishandled, because a townhouse feels like a house and is not one. Only 21.4% of Chermside's occupied dwellings are separate houses.

Chermside's stock is newer than most of the inner ring, and that changes the order of the questions rather than their content. On a building still inside a builder's warranty period, establishing whether a leaking balcony is a defect claim comes before commissioning private work — money spent on a repair that was somebody else's obligation is not recoverable afterwards. The strata question sits underneath that: Queensland Government guidance puts the lot boundary at "the face of the balcony" and leaves the body corporate responsible for "roofing membranes if the balcony provides protection to lots and common property below". Whoever ends up paying, QBCC requires a waterproofing certificate — Form 43 or Form 12 — once the work exceeds $3,300.
