Permits and Brisbane City Council rules

Nundah's townhouse share changes the shape of the ownership question rather than removing it. A townhouse balcony is usually inside the lot, which tempts owners to treat it as entirely theirs — but Queensland Government guidance is that the body corporate remains responsible for "roofing membranes if the balcony provides protection to lots and common property below" and for structural maintenance of the slab, whichever side of the boundary the surface sits on. On the walk-up stock the same rule applies more obviously, since the balcony is plainly the ceiling of the unit underneath. Either way, QBCC requires a waterproofing certificate — Form 43 or Form 12 — once the work exceeds $3,300.
